The city of Brea is home to population of 41, 394 and counting. Brea has a variety of housing each to abide to the public’s needs. There are still old fashion neighborhoods dating back to 1920s to preserve Brea’s history. While also, having more modern single-family developments and anything in-between such as apartments, condominiums, mixed-use developments, mobile home parks and townhouses. Brea has had a remarkable residential development over the past two decades. Brea is a gentrified city starting with, Downtown Brea. It was renewed with having a more urban landscape and entertainment within walking distance. In addition, to these residential areas the city also has a new housing project of townhouses that will be opening soon. When it comes to purchasing a renting a home the city of Brea is able to provide affordable housing. There are four programs that fall under affordable housing: “Homebuyer Assistance Program”, “Low & Moderate Income Rental Programs”, “Mortgage Credit Certificate Program” and “ Senior Rental Programs” (city of Brea). According to the city of Brea, the “Homebuyer Assistance Program” has an “Affordable Housing Ordinance” in which most of new residential developments are required to provide a minimum of 10% of the units for sale at below the market sale prices for qualifying buyers. In order to qualify for the program there is a waiting list and income limits, and is based on a point system. The “Mortgage Credit Certificate Program” allows a first time homebuyer to receive up to15% on federal income tax credit. If in the past three years families have not owned a home and fit the income eligibility, they qualify for this program as long as the housing units are condominiums townhouses, or single-family detached
