Osvaldo Lopez Fin 400 Professor Rick Kratt Target Corporation Executive Summary Target was founded in1902 as Dayton Dry Goods Company and was first open target store in Roseville Minnesota but in the last 60’s it expanded outside of Minnesota. By 2000 Dayton Hudson Company had open stores nationwide and changed their name to target. They corporation focus all their resources to target and maid it to be the 2ed largest retailer in the world with around 1800 stores. Target had many competitors but the top two competitors that were a thret to target which were Walmart and Costco. The Gopher Place is a good investment because there population increase was 27% there population is small compare to other places with only 70,000 people but it is showing that is growing and if you think a place is going to grow big it is best to get in early. Their IRR was 12.3% and the median income was $56,400 the second highest of all 5 projects. The bad thing about Gopher Place is that there is already 5 existing stores in the area and Walmart was planning to add two new supercenters because of the good population growth. About 19% of sales is forecast to come from existing target stores. Whalen Court has a very big population with 632,000 and that’s why there population increase percentage is so small because there so big it’s hard to get bigger. The median income of the area is 48,500 and the NPV is the highest of all 5 projects. The project can be used as a free advertising and with major brand visibility. The bad thing about the store is that the investment is so big $119,300 is a lot of money and the IRR is lower than other 3 stores.
