Problem statement
Thousands of New York city homeowners defaulted on their mortgage loan payment during the great recession of 2007-2010 (Perkins, Lear, & Gaumer, 2017). One in 12 New York city households has entered the foreclosure course, representing 4.77% rise of residential instability (Taylor Poppe, 2016). The general business problem is mortgage foreclosures increasingly rose throughout New York City. The specific business problem is that some lending institution leaders lack strategies to decrease mortgage default.
Purpose Statement

Phenomenology designs researchers scrutinize phenomena in a natural setting to understand their occurrence in the research context; phenomenological researchers focus on participants’ experience (Hill, Carvell, Matthews, Weston, & Thelwell, 2017). Phenomenology study would not fit this research because researchers use the phenomenology study with strict respect of pre-conceived ideas about a phenomenon, and for the same reason bias in findings, interpretation appears problematic to uncover. Intellectual wield ethnographical design to illustrate proof of the overall helpfulness of a small sample size (Hill et al., 2017). Academics manipulate ethnographical study to indicate a specific and unique case about the total convenience of a small sample size. A single case study would not suit my endeavor for the inter-related concerns of procedural accuracy, researcher subjectivity, and outward validity (Jia et al., 2018). Pollsters ply multiple case study to involve a comprehensive exploration of research coordination in real-life events (Huarng et al., 2018). According to Finér and Ylönen (2017), multiple case study is interesting for numerous sources of substantiations across reproduction rather than sampling logic. Contribution to Business Practice
The outcomes from this qualitative multiple case study could be a way to increase the success of mortgage industry in New York. Findings from this study could be useful strategies lending institution business leaders could use to decrease mortgage loan default. The determination of strategy could increase mortgage organizations’ profitability. Lucrative mortgage banks could be a score in added value for financial companies (Micucci & Rossi, 2017). The results from this study could also be an increment comprehension for lending institution business leaders in making mortgage loan decision.
The implication for Social Change
The suggestions for positive social change could include a significant financial effect on surrounding communities. Reid, Bocian, Li, and Quercia (2017) suggested that mortgage default prevention and the subsequent foreclosure happening could strengthen property rights, and the wealth homeowners invested in their household. Indeed, the homeowners could build valuable equity on their investments. Likewise, homeowners could access useful loan for their retirement, and children’s
