This is a statement concerning whether the amount of the security deposit deducted by Mrs. Wendy Luo is justifiable during my stay in the room rented from Mrs. Luo at the address 21726 Noonan Ct, Cupertino, CA from 20th March 2016 to 25th June 2016. The first issue arises from the malfunction of the shower faucet in the toilet. I could not remember if Mrs. Luo had shown me if the shower faucet was working properly, but I remember the shower faucet was not functioning as it should when I first used that particular faucet. I assumed it was malfunctioned prior to my move in and also assumed Mrs. Luo acknowledged such malfunction. Mrs. Luo pointed out that the drain speed of both the shower and the sink in the toilet “seemed” slow. And Mrs. Luo insisted that plumbing would be needed for both of the drains. She asked for a certain amount of the security deposit in order to hire a professional plumber to rectify the problem. Again, I was puzzled by Mrs. Luo’s claim of slow drainage speed; she could not provide any sort of evidence to justify her claims but saying the speed “seemed” slow. I also doubted why Mrs. Luo insisted hiring a professional plumber as the preliminary remedy, but not some cheaper and more accessible methods such as using drain cleaner. Moreover, the drainage issue, if that was an issue, was not solely my responsibility as dozens of former tenants used the toilet before me and the way they used it could greatly affect the drains. To verify whether it really was my responsibility or not, I have specifically asked Mrs. Luo if the toilet had been plumbed prior to my arrival and after the former tenant left, she answered yes. With this, I believed I was responsible and was agreed on the deduction of the security deposit as an attempt to mend the problem. Later on, however, after asking some former tenants, I found out that is not true at all. If only had I knew this information earlier, I would have urged Mrs. Luo to try some other cheaper methods first instead of hiring a professional plumber as the preliminary
