There are numerous appraisers in the market who assess the real market worth of the property, and the charge is place onto the individuals. Of course we know the market will not continue the same rate every day. That is why there is allotted the flexibility within the conclusions in order for the alteration to be completed. There might be a major gap in the midst of beginning an appraisal and the finishing of one; that is why there is an allowance for adjusting to be made. An example would be the sales comparison method. This would come about if you have two properties that are not similar enough to each other; in a case like that you would have to allow some modification to be done. With N. Summers article one needs to make sure that the ethics are followed before an appraisal is performed. The appraiser should have good morals prior to performing the morals of the appraisal. As for the morals they can be decided on the root of an environmental situation, and/or a legal responsibility that an appraiser has to obey. Of course there are several kinds of legal matters that come with the property and the selling and buying of that said property that everyone involved needs to follow. I believe that with knowledge comes power and the license ethics part should be part of the appraising that is attached to the appraisal of the said property. License are a way of showing that you comply with the regulations and rules of your field. Some of the licenses involved with this field are general license, training license, and residential license. These certified and licensed professional should be the ones involved with the borrowing, lending and appraising of a piece of property in order to make sure the valuation of the said property is performed
