The governmental body that I research online is called “AB 1505” Inclusionary Housing in Rental Developments. The state passed the Assembly Bill 1505 in fall 2017 for affordable housing programs in South San Francisco, and it has affected January 2018.

According to the Planning and Zoning Law authorizes, the legislative body including city and county to affirm mandates regulating zoning within its jurisdiction that designated. With, this bill would allow the legislative body of the city and county to accept ordinances and necessitate under the condition of development of residential rental units that more affordable to the market. This development program required a percentage of units that destination for occupants such as lower-income, moderate-income, very low income, or extremely low-income households. This project can help a portion of the affordable housing for some families. It may create some temporary jobs in the communities, and it also helps to stimulate the economy at some point. The cons are, the home builder will make profits, the taxpayer will subsidize some portion of the housing, the city will be more crowded, the traffic will be triple hectic, and much more. I understand that the rental in the bay area has gone up sky high which make extremely difficult for the many people. Building more affordable homes does not fix the long-term housing issues. Personally, I think if our government can work on home price control to certain limit amount to eliminate fewer investors flitting houses that stir up the home price market. Now the home prices are on the peak which help many investors became richer, and the poor are poorer. To eliminate housing issues, perhaps the government should increase taxation on capital gain up to 50 percent that can help to compensate the housing budget. I am imaging if there are no homeless people in this country, everyone has a job, and a place stays it will be peaceful. This reflects what we have learned from reading and in-class lectures social policies.
