Affordable housing has become a major issue for cities across the United States. This has caused policy makers to search for solutions, including the implementation of the rent control policy. The use of a price ceiling for rental units is used by the government in order to prevent dramatic rises in monthly rent. In turn this will prevent hyperinflation as prices can no longer rise, as well as provide both lower and middle class income families with more affordable housing options. Ultimately, this is an important subject matter for renters in the United States, as the price ceiling policy seems wonderful at first glance, although there are plenty of downsides to consider when diving deeper into the subject. Affordable housing is just one of many benefits that this policy has brought to the city, as it has also given tenants greater housing security, with a lower likelihood of being displaced, as well as keeping diverse neighborhoods intact by preventing gentrification. However, New York City has also faced numerous challenges with enacting the rent control policy. For example, landlords may neglect to upkeep the property due to the lack of profit, in turn worsening the shortage of available housing. The policy has also led to a two-tiered market system in the city, with older properties covered by rent control being less expensive, while newer properties are more costly. The controversial policy ultimately is a double-edged sword, as there are pros and cons that the city needs to take into account. Although, New York City seems to believe that the benefits of this policy far outweigh the negative effects, as it continues to be utilized throughout the years. In my opinion, I think the policy needs to be re-evaluated in order to address some of the unintended consequences. As landlords are able to charge their new tenants with prices that are adjusted for the current market. The rent control policy holds the same concept that takes place in New York City, as housing prices have seen a dramatic hike in the Bay Area due to the booming technology sector. For a city like San Francisco, the rent control policy does hold some merit, as it aids in the process of preventing hyperinflation with both rising demand and prices in the current market. Despite its many advantages, San Francisco has experienced a drawback in the form of rent control, which has discouraged some investors from entering the commercial real estate market in the city. As a result, they have sought out better investment opportunities elsewhere, leading to a decrease in the supply of available properties for consumers. The price control policy in San Francisco has the same effectiveness that is used in New York City, as leadership in both cities value the pros over the cons.
