Gridlock by Steve Francks pg 16, He believes that it is a must to have government involved in housing because only the government can provide building permits. He also believes that the government officers decisions about these building permits drive up housing prices. He believes this because the building cost remained flat however the land prices raised under direct government supervision. Housing redux by Professor Bratt
Hi Miranda, I am sorry to hear about the property damage performed within your parent 's neighborhood. These actions affect the property values of homes when the house is sold for a much lower value that the market value. Zoning laws also help reduce negative impacts to the city, such as noise, toxins, odor, traffic, or any form of dangerous condition. Freedom in the city of Houston is formed by a lack of zoning and how government intrusion into how property owners use their land is kept at a moderate
The seizing of land by the government provides communities for schools, as well as roads and infrastructure to be built. This in turn either creates jobs for individuals inside these neighborhoods, or provides them with necessary infrastructure to continue their lives. On the other hand, many argue against the government for using eminent domain in which all land is seized without worthy compensation, and as a way to further damage the environment. In the past, the process of eminent domain caused groups of people to lose their homes and culture without any form of compensation. Due to the impacts that eminent domain is responsible for, we must reevaluate whether the failures of eminent domain in the past define the overall process as productive and beneficial or if that is not the

Land Value Tax: What it is and What it Can Do for Idaho Taxation without representation was the main justification for the United States Declaration of Independence and subsequent war with Great Britain, and today many citizens believe they are fairly represented in government and thus equally fairly taxed. Unfortunately, economical taxation does not necessarily occur because citizens can choose their own representatives. When the issue does come up, many citizens think of the amount of taxation as the problem rather than the type of taxation; indeed, some do not even consider that there are different ways to tax besides the current tax system. There is a tax, however little known and little acknowledged, that will revolutionize the economy
Lewis makes an interesting point when he is explaining that eminent domain is often times given such a negative connotation. He talks about how people only focus on the scandals that are brought to light concerning the government utilizing their right to eminent domain. Lewis also explains his point when he says, “In a rural environment, almost everyone agrees that it would be a justifiable sacrifice to take a rancher's land to build dams and lakes for providing water supply or electrical power to our cities' millions” (Planetizen). In many cases eminent domain gives a wonderful opportunity for a city to benefit from a much better resource such as a hospital, a police station, or a library. It may be a loss for the people who have to leave their homes to make way for these new developments, but in the long run it boosts the cities’ growth and gives the residents a chance to take advantage of something they may get more use out of rather than just another farm or
The owners could feel the price the government is offering for their property is too low, or perhaps they don’t want to sell their property at any price. Depending on regional laws and which governmental department is involved, the property owners can fight back. For example, they might file a lawsuit against the federal government in the U.S. Court of Federal Claims. That is why eminent domain is such a controversial topic because not only can there be benefits, but there can also be ways in which some people do not want to give up their land, and do not benefit from giving up their land. Some owners believe that giving up their land would cause them to lose out on
In response to Caleb: I do not agree with, or understand your statement completely. I realise we have the right to choose where we live (as stated in your paragraph), however, I don't think this issue is completely related to urban sprawl. Urban sprawl means the uncontrolled expansion of urban areas; expanding these areas by building roads and cities. Without the control of these developments, farm lands and natural areas will be destroyed and used up; resulting in a domino effect of destruction for our environment. In my opinion, I believe that there should be limitations on land use control against urban sprawl.
The consumer (if buying real estate) has little option to find similar property (due to size, location, land etc). According to Porter’s five, this is an attractive industry. In this positive-sum environment, competitors do not erode profits as they work together to increase the value of their land.
Home ownership adds stability to the community and to the tax base. Crime is always less in communities where the majority of homes are owned instead of rented. And let's not forget about a home's value. Pride in ownership translates into taking care of
When it comes to the effects of urban sprawl on the poorer people, they are left behind in the more undesirable inner parts of the city. Urban sprawl causes the government to increase taxes on the houses outside the city and place restrictions on building new homes within the city. Just like any issue pertaining to government, urban sprawl has its pros and cons. Based on what I’ve read, I don’t think this is a moral or ethical issue.
To make profit, the investors should think like business owners instead of thinking like a homeowner and paying more than the property is worth for. If you fall in love with a property, then you may fail to make the right decision, and in turn, you may lose the opportunity of great income.
