Recently, we were talking to a couple about selling their home. As we were talking, Kathy and I realized that they did not understand how real estate professionals work together through the local Multiple Listing Service to create one of the most efficient and powerful economic models to help Realtors serve their clients in buying and selling homes.
As real estate professionals, we often assume everyone understands the power and intricacies of how the Multiple Listing Service (MLS) works. Since the operation of the MLS does have a significant impact on the sale of your home, we thought we would briefly outline how it works, just in case you are not familiar with it.
Our local Board of Real Estate operates much like a governmental organization, such as the Environmental Protection Agency. Only instead of caring for the environment, the Board of Real Estate watches out for consumers like you by establishing guidelines for service, ethics, professionalism and ongoing education requirements.

Real estate professionals use this database to sort through the thousands of homes for sale to find those few that most closely match the needs of their active buyers.
Appraisers also use the MLS database to determine the values of homes for lenders when a buyer is trying to obtain financing to buy a home. We also use the statistics from the MLS database to analyze the trends in the market, so we can advise our clients on market conditions, pricing and other factors that have an impact on getting a home
